Jean-Jacques L’Henaff, vice president of design for American Standard, told Page-Pryde, “Adding a freestanding tub is a cost effective way to evoke a spa-like atmosphere in any bathroom, and it’s one that really helps elevate the user’s overall experience”. Having extra amenities can boost your value as well. This can be things like waterproof TVs, heaters, and accessories. The presentation of things like body scrubs and special soaps on your counter can play a big role in creating the spa-styled bathroom. Tiles are also a huge “Yes” when considering a remodel. Tiles give off the illusion of allure and wealth, and you can use them on the floor, on the wall, and in the shower. Plus, they are easy to clean.
When you remodel your bathroom, on average you can earn back up to 70% of your investment when the home is sold 5 years after the initial remodeling, according to the 2015 study done by Remodeling. It is said that the bathroom plays a huge role in a buyer’s decision. And what’s more attractive than a bathroom with luxurious, at-home spa features. According to HGTV, faucets are an important aspect of the bathroom, along with the countertops and the shower. They looked at Remodeling’s study from 2004, where a $9,400-bathroom remodel recouped at 182%. The seller actually made a great profit off their investment. Remember, the bathroom is the room in the house that goes through the most wear. The bathroom and the kitchen are comparatively the two most looked at and considered areas of a house. Buyers will see the house as expensive and in good quality if these two rooms are managed and decorated well. This is because these rooms are arguably the most used rooms in the house, and therefore the most seen by others.

Buying a home will probably be the most expensive purchase a person makes during their life. In order to finance a home, a mortgage is usually necessary. Below are some mortgage basics every homebuyer needs to know.
How much home can you afford? Purchasing your first home is exciting, but can be overwhelming for many first time buyers. Having your finances in order is a must. It’s important to determine how much home you can afford and whether you should rent vs buy a home. The rule for buying a home is that you monthly mortgage payment shouldn’t be more than 32% of your total monthly income. So if you make $5,000 per month (that’s $60,000 per year) then your monthly mortgage payment should be no more than $1,600 per month.
Mortgage Rates
There are primarily two types of rates. First, there is a fixed rate mortgage,which has a locked rate for the entire length of the loan term (usually 5 years). This means that if the interest rate is at 3.5%, it will remain at that rate the entire length of the term.
The second type is a variable rate or floating rate. This rate fluctuates every month depending on a variety of factors such as the economy and policies set by the Bank of Canada. Current veriable rates are around 2.5% or so.
Down Payment & Mortgage Insurance
The down payment is the amount of money you need to pay upfront. The more money you pay upfront, the less your mortgage loan will be. By law, Canadian banks require a 20% down payment, unless you have mortgage insurance. Mortgage insurance protects the financial institutions that are lending in case the homeowner defaults. If you have mortgage insurance, your down payment can be low as 5%. The insurance premium is paid when your home closes. It can be paid up front or added to the principal amount of your mortgage.
Open vs Close Mortgages When you have a mortgage your expected to pay the entire amount plus interest. The term, or amount of time the mortgage conditions are in affect. Terms range from six months up to ten years. Once the term has ended, the mortgage can either be paid off or renewed.
The term can be opened or closed. Open term mortgages can be repaid at any time in full during the term without a penalty. You may benefit from an open term mortgage if you plan on paying off your mortgage quickly, however the interest rate may be higher. A closed term mortgage is a better choice if you’re planning on living in you home for the long run. With a closed term mortgage there is a penalty for paying off your mortgage before the term ends, however, interest rates tend to be lower.
Get Pre-approved
Don’t start home shopping until you get pre-approved. A mortgage specialist will look at your finances to determine what you can afford. Once pre-approved, the interest rate is set and guaranteed for 120 days. This way you can work with your realtor in finding the perfect home for your budget. With today’s cost conscience consumers, adding green features can increase energy savings and at the same time reduce your carbon footprint. 1) Use Energy Efficient Lighting Compact fluorescent lights (CFLs) or light emitting diodes (LEDs) are a quick and easy way to make you home more energy efficient. These bulbs use 80% less energy than traditional ones and last 10 times longer, which reduces landfill waste. Consider opening the blinds during the day to let in as much natural light in as possible. This is also a great tip when showing your home. The area around brentwood mall is is currently going a major revitalization. With developments like SOLO District by Bosa already underway the vision for the Brentwood Mall area of Burnaby is coming into focus.
When completed, the front 10 acres of the 28-acre project will connect directly to the Brentwood Town Centre SkyTrain Station at Willingdon and Lougheed.
On the website of the developer, Shape Properties, the mixed-use project is described as “an amphitheatre of activity.” For residents of the two residential towers that will flank the plaza, it will be “an outdoor living room.” Visitors will experience “an extraordinary sense of arrival” as they step out of the Millennium Line station and into a one-acre public plaza lined with shops, restaurants and open-air patios.
Shape plans of developing the area with mixed use development. There will be many towers with areas on the bottom for things like restaurants and coffee shops. Government reduces tax burden on first-time buyersFirst-time home buyers received welcome news in today’s provincial budget. Any REALTORS® currently working with first-time buyers will want to share this news with them as soon as possible. The government has announced, effective February 19, 2014, under the Property Transfer Tax (PTT) First-Time Home Buyers’ Exemption program, qualifying first-time buyers can buy a home worth up to $475,000. The previous threshold was $425,000. The partial exemption continues and will apply to homes valued between $475,000 and $500,000. With this change, the government estimates 1,700 additional first-time buyers will annually be eligible to save up to $7,500 in PTT when they buy their home. The government estimates this measure will cost $8 million in lost tax revenue each year. The Real Estate Board, together with BC Real Estate Association, has actively lobbied to make home ownership more affordable for first-time home buyers. This increase in the threshold clearly signals our efforts have paid off as in past years. In 2008, as a result of industry lobbying, the provincial government increased the threshold to $425,000 from $375,000. In 2005, the government increased the threshold to $325,000 from $275,000. The PTT is calculated at a rate of one per cent on the first $200,000 and two per cent on the remaining value of the purchase price . Finding a new home and going through the process to sell your home is just one leg of the journey. Moving all your stuff can be the most difficult part. If you can’t afford professional movers in Vancouver or you are cost conscience, then the do-it-yourself approach is your best bet. For you DIY movers, recruiting friends and family can save you a lot of time and money. But that’s easier said than done. The following are some tips that may help you recruit the labor you need.
Call On Old Favors Remember that one time when you dropped off your friend at 1 AM in the morning so he could catch his red eye flight? Well, now would be a good time to call him up and ask for his help. You paid it forward at the time, so this is a perfect way for them to pay you back. Someone owe you money? Let them know that their debt may be partially or fully forgiven if they help you move. If you’re low on good deeds or are the type of person who is always asking for favors, no worries, offer to babysit, do yard work, or clean their house in exchange for their help.
Be Organized Plan your move in advance. Make sure all the boxes are packed and ready to be moved into the truck. This way you can optimize the your friends’ time for moving the heavier objects. Make sure you have all the equipment you need such as a dolly, gloves, tape, extra boxes, etc.
Make Moving Day Fun! There are a lot of things you can do to make moving day fun. Try sending out moving party invitations to your friends, enticing them with free pizza and beer. Having everybody bring their favorite snack or dish and making a potluck party is a fun way to get together and help you move. Make sure to leave he stereo out to blast your favorite tunes. If your friends have kids, leave some movies, games and toys out. Renting a bounce house or buying a slip and slide will have your friends’ kids begging them to stay and hour or two more.
Overcoming Excuses Make sure you ask your friends and family know when you are moving well in advance. Try to get them to commit ASAP. If your friends or family have young children, it may be difficult to get their help. Offer to hire a babysitter on the day of the move. Tell your friends that even a half hour of their time would be extremely helpful. If other objections arise try to find a reasonable solution.
If you decide that you don’t want to deal with the hassle of recruiting your family and friends, consider hiring a local moving company to help you. That way, you can just sit back, relax, and not have to worry about paying the favor back.
